Terms and Conditions

These Terms and Conditions (“Terms”) govern your access to and use of RentAny.Space, including our website, marketplace, booking tools, user accounts, payment flow, communication tools and related services (“Platform”). By accessing or using RentAny.Space, creating an account, listing a space, requesting a booking, confirming a booking or accepting a booking, you agree to these Terms. If you use RentAny.Space on behalf of a company, organisation or other legal entity, you confirm that you have authority to bind that entity to these Terms. If you do not agree with these Terms, you must not use RentAny.Space.

RentAny.Space is a marketplace for short-term booking of commercial, creative, event, meeting, production and similar spaces.

2.Key definitions

“Guest” means a person or company that searches for, requests, books, pays for or uses a Space.

“Host” means a person or company that lists, manages, controls or offers a Space for booking.

“User” means any visitor, Guest, Host or registered account holder using RentAny.Space.

“Listing” means a Space page published on the Platform.

“Space” means any room, studio, office, hall, loft, gallery, meeting room, coworking room, outdoor area or other bookable place offered through the Platform.

“Booking” means a confirmed reservation of a Space through RentAny.Space.

“Booking Price” means the price charged by the Host for use of the Space and any selected add-ons.

“Service Fee” means the platform fee charged by RentAny.Space to a Guest at checkout, in addition to the Booking Price, for the use of the Platform. The Service Fee is calculated as a percentage of the Booking Price on a sliding scale, currently between 3% and 5%, where a higher Booking Price results in a lower Service Fee percentage (see Section 11), and is shown to the Guest before payment is confirmed.

“Commission” means the fee that RentAny.Space deducts from the Booking Price before paying out the Host. The Commission is set at a default rate of 15% of the Booking Price, but may be set at a different rate under a negotiated Host agreement, during a promotional period, or based on the Space category (see Section 11), and is shown to the Host before a Listing is published or a Booking is accepted.

“Security Deposit” means an amount charged, held or authorised on the Guest’s payment method to protect the Host against property damage, missing items, excessive cleaning, overtime or other losses caused by the Guest, as described in Section 18.

“House Rules” means rules, restrictions, requirements and instructions set by the Host for the Space.

“Cancellation Policy” means the cancellation and refund rules applicable to a specific Booking.

“Payment Provider” means Stripe Connect or another third-party payment provider used by RentAny.Space.

“Booking-Specific Terms” means the Cancellation Policy, House Rules, Security Deposit terms, add-ons, approved purpose and any other conditions accepted by the Guest at checkout for a specific Booking.

3.Role of RentAny.Space

RentAny.Space is a technology platform and marketplace.

We help Guests and Hosts:

  • discover and list Spaces;
  • communicate about booking requests;
  • make, accept and manage Bookings;
  • process payments, refunds and payouts through third-party payment providers;
  • manage cancellations, support requests, damage claims and disputes.

RentAny.Space does not own, lease, operate, manage, inspect or control the Spaces listed on the Platform.

Unless expressly stated otherwise, RentAny.Space is not:

  • a landlord;
  • a tenant;
  • a real estate broker;
  • a property manager;
  • an event organiser;
  • an insurer;
  • a travel agency;
  • a financial institution;
  • a party to the contract between Guest and Host.

A confirmed Booking creates a direct legal agreement between the Guest and the Host.

RentAny.Space is not responsible for the condition, legality, safety, suitability, availability or operation of any Space, except to the extent required by mandatory law.

RentAny.Space may act as a limited payment collection agent for Hosts, solely for the purpose of collecting Booking payments from Guests through the Platform and arranging payout to Hosts via the Payment Provider. This limited payment-collection role does not make RentAny.Space a party to the Booking contract between Guest and Host, and does not make RentAny.Space a payment institution, bank or e-money issuer.

4.Eligibility and account registration

You must be at least 18 years old and legally capable of entering into contracts.

You agree to:

  • provide accurate, current and complete information;
  • keep your account details up to date;
  • keep your login credentials secure;
  • not create fake, duplicate or misleading accounts;
  • not impersonate another person or company;
  • notify us if you suspect unauthorised access to your account;
  • provide identity, business, tax, payout or authority verification where reasonably requested for trust, safety, payment processing, legal compliance or fraud prevention purposes.

We may refuse registration, suspend or terminate an account if we reasonably believe that:

  • information is inaccurate, incomplete or misleading;
  • the account is used for fraud, abuse or unlawful activity;
  • required verification is not completed;
  • the account creates legal, security, payment or operational risk;
  • the user has breached these Terms.

5.Sanctions and restricted users

You confirm that you are not located in, organised under the laws of, or ordinarily resident in any country or territory subject to applicable sanctions, and that you are not listed on any EU, UN, UK, US or other applicable sanctions list.

RentAny.Space may suspend, restrict or terminate any account, Booking, payout or access if required by sanctions, payment provider rules or applicable law.

6.Listings and Host obligations

Hosts are responsible for all Listings they publish or manage.

By creating or managing a Listing, the Host confirms that:

  • the Host has the legal right and authority to offer the Space;
  • the Listing is accurate, complete and not misleading;
  • photos, descriptions, capacity, amenities, prices and availability are correct;
  • the Space is safe, clean, accessible and suitable for the permitted uses described;
  • all required permissions, licences, consents, insurance and legal approvals are in place;
  • offering the Space does not violate any lease, ownership restriction, building rule, zoning rule, fire safety rule, public order rule, insurance condition or third-party right.

Hosts must disclose all important restrictions before a Booking is confirmed, including:

  • noise limits;
  • alcohol restrictions;
  • catering rules;
  • filming restrictions;
  • access limitations;
  • parking limitations;
  • security requirements;
  • prohibited activities;
  • overtime rules;
  • cleaning requirements;
  • capacity limits;
  • neighbour or building restrictions;
  • CCTV or access-control information where legally required.

RentAny.Space may edit Listing formatting, request corrections, pause, remove or restrict Listings if they are inaccurate, unsafe, unlawful, inactive, low quality or in breach of these Terms.

RentAny.Space does not guarantee any Host a specific ranking, number of views, enquiries or bookings.

7.Booking process

Guests may request or book Spaces for one hour or more, subject to availability and the Listing rules.

A Booking is confirmed when:

  • the Guest completes the required payment or payment authorisation;
  • the Host accepts the request, if Host approval is required; or
  • the Platform confirms the Booking under instant booking.

The confirmed Booking includes:

  • the Space;
  • date and time;
  • duration;
  • permitted purpose;
  • number of attendees;
  • Booking Price;
  • Service Fee;
  • taxes, if applicable;
  • Cancellation Policy;
  • House Rules;
  • selected add-ons;
  • Security Deposit or security authorisation, if applicable.

Guests must carefully check all Booking details before confirming payment.

Hosts may not demand a higher price after accepting a Booking unless the Guest requests additional time, services, add-ons, attendees or other changes.

8.Payment deadline and slot release

If a Guest starts a payment but does not complete it within the time shown at checkout, the Booking request may expire automatically and the time slot may be released back to the Host.

RentAny.Space may set different payment deadlines depending on payment method, booking type, fraud risk, technical requirements or Platform settings.

RentAny.Space is not responsible if a time slot becomes unavailable because payment was not completed in time.

9.Booking purposes and permitted use

The Space may only be used for the purpose agreed in the Booking.

Examples of possible booking purposes include:

  • photo shoot;
  • video or film production;
  • podcast or recording;
  • meeting;
  • workshop;
  • training;
  • corporate event;
  • private event;
  • exhibition;
  • rehearsal;
  • content creation;
  • other approved short-term use.

Guests must disclose the real purpose of the Booking. If the actual use differs from the declared use, the Host may refuse access, stop the event or charge additional costs where legally permitted.

High-risk or sensitive uses require prior Host approval, including:

  • alcohol;
  • amplified music;
  • large groups;
  • public events;
  • ticketed events;
  • filming with special equipment;
  • smoke, fire, candles or special effects;
  • animals;
  • food preparation;
  • children’s events;
  • activities requiring permits;
  • activities that may disturb neighbours or building users.

10.Guest obligations

Guests are responsible for themselves and for all team members, visitors, contractors, suppliers and attendees connected with their Booking.

Guests agree to:

  • follow all House Rules;
  • respect capacity limits;
  • arrive and leave on time;
  • keep the Space reasonably clean;
  • avoid nuisance, damage or unsafe behaviour;
  • comply with applicable laws;
  • obtain permits where required;
  • use equipment only as permitted;
  • report damage or incidents immediately;
  • leave the Space in the agreed condition.

Guests must not:

  • use the Space for illegal activities;
  • exceed agreed capacity;
  • cause excessive noise or disturbance;
  • smoke where prohibited;
  • bring dangerous items;
  • damage property;
  • interfere with neighbours or other users;
  • sublet, resell or transfer the Booking without approval;
  • hold an event materially different from the approved Booking;
  • use the Space in a way that creates safety, legal or reputational risk.

11.Pricing, fees and taxes

Hosts set the Booking Price for their Spaces.

RentAny.Space may charge:

  • a Service Fee to the Guest;
  • a Commission deducted from the Host’s payout;
  • payment processing fees;
  • cancellation or administrative fees where stated;
  • other fees displayed before confirmation.

Unless a different rate is shown to the user before a Booking is confirmed:

  • the Service Fee charged to the Guest is between 3% and 5% of the Booking Price, on a sliding scale under which a higher Booking Price results in a lower Service Fee percentage;
  • the Commission deducted from the Host’s payout is 15% of the Booking Price by default, and may be set at a different rate under a negotiated Host agreement, during a promotional period, or based on the Space category.

RentAny.Space may change the Service Fee and Commission rates from time to time. The rate applicable to a specific Booking is the rate shown to the Guest and to the Host before that Booking is confirmed, and that rate will not be increased for a Booking after it has been confirmed.

All mandatory fees known to RentAny.Space will be shown to the Guest before the Guest confirms and pays. The applicable Commission rate will be shown to the Host before the Host publishes a Listing and again before the Host accepts a specific Booking.

Hosts are responsible for setting correct prices and determining whether VAT or other taxes apply to their services.

RentAny.Space may display VAT or tax information where available but does not provide tax advice.

Unless otherwise stated, all prices, fees and charges on the Platform are displayed in Euro (EUR). Where the Platform offers a different display currency, currency conversion is carried out by the Payment Provider, and RentAny.Space is not responsible for exchange rate fluctuations or currency conversion charges.

12.Payments and Stripe Connect

Payments and payouts are processed by third-party payment providers, including Stripe Connect or similar providers.

By using RentAny.Space payment services, you agree that:

  • payment processing is subject to the payment provider’s terms;
  • Hosts may be required to create or connect a Stripe Connected Account;
  • Guests must provide a valid payment method;
  • RentAny.Space may share necessary user, business, payment, tax and compliance information with Stripe or other payment providers;
  • payment providers may carry out identity, risk, fraud, sanctions, tax and compliance checks;
  • RentAny.Space does not store full card numbers.

Payments and payouts are processed using Stripe Connect. The technical operation of Stripe Connect, including how payments, holds and transfers are structured, is governed by Stripe’s own terms and documentation, available at stripe.com, and RentAny.Space does not separately warrant any particular processing method.

RentAny.Space collects its Service Fee from the Guest at the time of payment, as part of the total amount charged to the Guest. RentAny.Space deducts its Commission and other applicable charges under Section 13 from the amount otherwise payable to the Host, before the Host receives the payout.

Unless stated otherwise, when a Guest successfully pays through the Platform, the Guest’s payment obligation to the Host for the paid amount is treated as satisfied. The Host must provide the booked Space as if the Host had received payment directly.

RentAny.Space is not a bank, escrow provider, payment institution or financial adviser. Funds movement, payment availability, verification, payout timing and chargebacks may depend on Stripe or another payment provider.

13.Host payouts

Host payouts are made to the Host’s connected payout account after deduction of:

  • RentAny.Space Commission;
  • refunds;
  • chargebacks;
  • payment processing fees, if applicable;
  • taxes or withholding, if applicable;
  • Security Deposit adjustments for damage claims, if applicable;
  • other amounts owed by the Host to RentAny.Space under these Terms.

The Service Fee charged to the Guest is not deducted from the Host’s payout: it is a separate charge collected from the Guest and retained by RentAny.Space, and does not reduce the amount otherwise payable to the Host.

The amount payable to the Host for a Booking is held by RentAny.Space (through the Payment Provider) and is not released for payout until 24 hours after the Booking’s scheduled end time. This holding period allows time for cancellations, refunds, chargebacks, disputes or other adjustments relating to the Booking to be processed before funds are paid out to the Host.

This 24-hour holding period is separate from, and runs independently of, the Security Deposit and the damage-claim window described in Section 18. The Host’s payout of the Booking Price may therefore be released before the 72-hour deadline under Section 18 for submitting a Security Deposit claim has passed: Security Deposit funds are held on the Guest’s payment method and are a separate pool from the Host’s Booking Price payout.

In addition to this holding period, payout timing may depend on:

  • payout schedule;
  • payment provider processing times;
  • currency;
  • fraud checks;
  • KYC/KYB verification;
  • disputes;
  • chargebacks;
  • legal or compliance holds.

Once the 24-hour holding period has ended and none of the factors above applies, RentAny.Space aims to initiate the Host’s payout promptly, subject to the further processing time required by the Payment Provider or the Host’s bank.

RentAny.Space may delay, withhold, reverse or offset payouts where reasonably necessary to handle refunds, chargebacks, fraud, disputes, damage claims, legal compliance or breach of these Terms.

Hosts are responsible for providing accurate payout and tax information. If payout information is missing, incorrect or verification is incomplete, payouts may be delayed or unavailable.

14.Stripe Connect, chargebacks and payment provider responsibility

Hosts are responsible for maintaining an active and verified Stripe Connected Account or other payout account supported by RentAny.Space.

RentAny.Space is not responsible for delays, restrictions, reserves, verification failures, account holds or service disruptions caused by Stripe, banks, card networks or other payment providers.

If a Guest disputes a payment, initiates a chargeback or a payment is reversed, Stripe or another payment provider may deduct the disputed amount, payment processing fees and chargeback fees.

Unless the dispute is caused by RentAny.Space’s own error, the Host is responsible for chargebacks, reversed payments and related fees connected with the Host’s Booking, Space, Cancellation Policy, service delivery or dispute with the Guest.

Unless expressly stated otherwise or required by mandatory law, the Service Fee and payment processing fees are non-refundable. If a refund is issued, the amount returned may be reduced by non-refundable payment provider fees, chargeback fees, currency conversion fees or other amounts that cannot be recovered from third-party providers.

15.Cancellations, refunds and no-shows

Each Listing must have a Cancellation Policy. The applicable Cancellation Policy is shown before Booking confirmation.

Cancellation policies may vary depending on:

  • Booking purpose;
  • Space type;
  • event type;
  • booking value;
  • timing before the Booking;
  • Host settings.

A Guest may cancel a Booking through the Platform. Refunds depend on the applicable Cancellation Policy and the time of cancellation.

A no-show by the Guest may be treated as a completed Booking and may be non-refundable, unless the applicable policy or mandatory law says otherwise.

If a Host cancels a confirmed Booking without valid reason, RentAny.Space may:

  • refund the Guest;
  • help the Guest find an alternative Space;
  • reduce the Host’s ranking;
  • charge cancellation-related costs where permitted;
  • suspend or remove the Listing or Host account.

RentAny.Space may override or adjust a cancellation result in exceptional cases, including:

  • fraud;
  • material misrepresentation;
  • unsafe or unavailable Space;
  • serious Host or Guest breach;
  • duplicate or obvious technical error;
  • force majeure;
  • legal requirement.

16.EU consumer rights

If a Guest acts as a consumer, mandatory EU and national consumer protection laws may apply.

Where a Booking relates to accommodation other than residential accommodation, catering, leisure services or similar services provided on a specific date or during a specific period, the statutory 14-day withdrawal right may not apply. In such cases, the applicable Cancellation Policy will normally govern refunds, subject to mandatory consumer law.

Nothing in these Terms limits mandatory consumer rights that cannot legally be excluded. Consumers may also have access to alternative dispute resolution (ADR) mechanisms and consumer complaint bodies — see Section 44 (Governing law and disputes).

17.Changes, overtime and additional charges

Booking changes require approval through the Platform unless otherwise agreed.

Additional charges may apply for:

  • extra time;
  • extra attendees;
  • extra cleaning;
  • damages;
  • missing items;
  • unauthorised use;
  • additional services;
  • late departure;
  • violation of House Rules.

Overtime may be charged at the Host’s stated overtime rate or, if no rate is stated, at a reasonable rate based on the Listing price.

Guests must not pay Hosts outside the Platform for Booking-related services unless RentAny.Space expressly allows it.

18.Security Deposit and security authorisation

Hosts may require a Security Deposit, security authorisation or similar protection.

The amount and conditions must be shown before Booking confirmation.

A Security Deposit or authorisation may be used for:

  • property damage;
  • missing items;
  • excessive cleaning;
  • overtime;
  • unauthorised use;
  • rule violations;
  • other losses caused by the Guest, attendees or contractors.

Hosts must submit damage claims against the Security Deposit within the timeframe stated on the Platform, normally within 72 hours after the Booking ends, and provide reasonable evidence.

Guests may dispute a claim. RentAny.Space may review evidence and facilitate a resolution.

RentAny.Space’s involvement in Security Deposit claims is a support and mediation function and does not make RentAny.Space the owner, insurer or guarantor of the Space.

19.Disputes between Guests and Hosts

Guests and Hosts should first try to resolve disputes directly and in good faith.

If unresolved, RentAny.Space may help mediate by reviewing:

  • Booking details;
  • Platform messages;
  • photos or videos;
  • invoices;
  • Security Deposit evidence;
  • cancellation records;
  • payment records;
  • House Rules;
  • other relevant information.

RentAny.Space may propose a fair operational solution, including refund, partial refund, payout adjustment, Security Deposit release, account restriction or other platform action.

Unless mandatory law says otherwise, RentAny.Space’s mediation is not binding arbitration and does not prevent either party from using competent courts, applicable consumer complaint bodies, alternative dispute resolution (ADR) entities or other legally available remedies.

20.Trust and safety signals

RentAny.Space may use trust and safety signals, such as booking history, cancellations, no-shows, disputes, payment failures, chargebacks, identity verification status and policy violations, to protect Hosts, Guests and the Platform.

These signals may affect booking approval, Security Deposit requirements, manual review, payout holds, search visibility or account restrictions.

Where required by law, users may request review of decisions that significantly affect them.

We do not intend to make solely automated decisions that produce legal effects concerning users, or that similarly significantly affect them, without human review or other safeguards required by applicable law, including Article 22 of the GDPR.

21.Insurance and risk

RentAny.Space does not provide property, event, production, equipment, cancellation, personal injury or liability insurance unless expressly stated in writing.

Hosts are responsible for maintaining appropriate property, public liability and business insurance.

Guests are responsible for arranging appropriate insurance for their event, production, equipment, team, attendees and activities where necessary.

Users use the Platform and Spaces at their own risk, subject to mandatory law.

22.Reviews and user content

Users may upload content, including photos, descriptions, messages, reviews and ratings.

By uploading content, you confirm that:

  • you have the right to use it;
  • it is accurate where factual;
  • it does not infringe third-party rights;
  • it is not illegal, misleading, defamatory, discriminatory or harmful.

RentAny.Space may use Listing content, photos and reviews to operate, promote and improve the Platform.

We may remove, restrict or moderate content that violates these Terms, law, safety standards or platform quality rules.

Users may report illegal or harmful content or Listings to [email protected]. We will acknowledge reports without undue delay and handle them in accordance with applicable law.

Where we restrict, remove, demote or suspend content, a Listing or an account, we will, where required by law, provide the affected user with a statement of reasons and access to an internal complaint-handling process to request review of that decision.

23.Ranking, search and marketplace visibility

Search results and Listing visibility may depend on factors such as:

  • location;
  • availability;
  • price;
  • relevance to search filters;
  • response speed;
  • booking history;
  • quality of content;
  • reviews;
  • cancellation history;
  • trust and safety signals;
  • compliance with platform rules;
  • promotional features, if clearly marked.

RentAny.Space does not guarantee any Host a specific ranking, number of views, enquiries or bookings.

24.Non-circumvention

Users must not use RentAny.Space to discover, contact or negotiate with another user and then move the same or related Booking outside the Platform to avoid fees.

This applies to:

  • direct payment requests;
  • off-platform invoicing;
  • moving confirmed or introduced bookings outside RentAny.Space;
  • encouraging another user to avoid Platform fees;
  • using Platform information to bypass the Platform.

This restriction applies for the duration of the Booking and for 24 months after the Guest and Host were first introduced through the Platform, whichever period is longer.

If a Host or business user breaches this clause, RentAny.Space may charge the Commission and Service Fee that would have applied to the booking, suspend the account, remove Listings or seek reasonable compensation.

For consumer users, any compensation will be limited to reasonable damages permitted by mandatory consumer law.

25.Prohibited conduct

Users must not:

  • provide false information;
  • commit fraud;
  • misuse payments or chargebacks;
  • scrape, copy or reverse engineer the Platform;
  • upload malware or spam;
  • harass, threaten or discriminate against others;
  • violate intellectual property rights;
  • bypass fees;
  • interfere with Platform security;
  • use the Platform for illegal or unsafe activities;
  • damage RentAny.Space’s reputation or systems.

26.Platform availability

We aim to provide reliable Platform availability, but RentAny.Space does not guarantee uninterrupted, error-free or continuous operation.

The Platform is provided on an “as is” and “as available” basis.

We may perform maintenance, updates or security work that temporarily affects access. Where reasonably possible, we will notify users in advance of planned maintenance.

RentAny.Space is not liable for loss of revenue, lost bookings, missed enquiries or other losses caused by temporary unavailability, technical errors, third-party failures, payment provider outages or internet service disruptions, except where mandatory law provides otherwise.

27.Suspension, termination and enforcement

RentAny.Space may suspend, restrict or terminate accounts, Listings, Bookings, payouts or access where we reasonably believe that:

  • these Terms were breached;
  • information is false or misleading;
  • there is fraud, abuse or security risk;
  • a Space is unsafe or unlawful;
  • a user creates unacceptable operational or legal risk;
  • required verification is incomplete;
  • payment or tax obligations are not met;
  • we are required to do so by law or payment provider rules.

Where appropriate, we may provide reasons and allow the user to respond or appeal, unless doing so would create legal, security, fraud or safety risk.

28.Account closure, deletion and retention

Users may request account closure, subject to unresolved Bookings, payments, payouts, disputes, chargebacks, tax obligations, legal claims or regulatory requirements.

We may close or delete inactive accounts after reasonable notice, especially where an account has no login activity, no active Listings, no open Bookings and no unresolved legal, tax, payment or dispute obligations.

We may retain certain data after account closure where required for tax, accounting, fraud prevention, dispute resolution, legal claims, payment compliance or regulatory obligations.

29.Host data export

Hosts may request or download available business data, such as Listings, booking history, invoices, payout records and customer communications, where technically available and legally permitted.

After account closure, export access may remain available for a limited period unless data must be deleted earlier for legal, security or privacy reasons.

30.Transactional and marketing communications

Transactional and service emails, including booking confirmations, cancellations, payment notices, refund notices, security alerts, legal updates and account notifications, are necessary for use of the Platform and cannot be disabled while the account is active.

Marketing emails are optional and may be unsubscribed from at any time.

By creating an account or making a Booking, you agree to receive transactional and service communications necessary for Platform operation.

31.Privacy and data protection

RentAny.Space processes personal data according to its Privacy Policy and applicable data protection law, including GDPR.

RentAny.Space generally acts as an independent data controller for Platform operations.

Hosts may act as independent data controllers when they receive Guest data for venue access, safety, invoicing, CCTV, legal compliance or other Host purposes.

Users must not misuse personal data received through the Platform.

Where personal data is transferred outside the European Economic Area, RentAny.Space will apply appropriate safeguards required by applicable data protection law, such as the European Commission’s standard contractual clauses.

32.Taxes and reporting

Hosts are responsible for:

  • declaring income;
  • VAT registration and reporting where applicable;
  • issuing invoices where required;
  • local taxes, duties, fees and permits;
  • keeping correct tax and business information.

RentAny.Space may collect, request, store or report information where required by tax, accounting, platform reporting or payment laws, including EU platform reporting rules where applicable.

33.Intellectual property

RentAny.Space owns or licenses all rights in the Platform, including software, design, branding, logos, database structure, text, UI, workflows and platform content, excluding user content.

Users receive a limited, revocable, non-exclusive right to use the Platform in accordance with these Terms.

Users must not copy, resell, clone, reproduce or commercially exploit the Platform without written permission.

34.Limitation of liability

To the maximum extent permitted by law, RentAny.Space is not liable for:

  • actions or omissions of Guests or Hosts;
  • condition, legality, safety or suitability of Spaces;
  • injury, property damage or loss occurring at a Space;
  • cancellation by a Host or Guest;
  • loss of profits, revenue, goodwill or business opportunity;
  • indirect, incidental or consequential losses;
  • payment provider delays or restrictions;
  • inaccurate information provided by users;
  • events outside our reasonable control.

Where RentAny.Space is legally liable, our total aggregate liability for all claims arising out of or in connection with a single Booking will be limited to the total Service Fee and Commission actually received by RentAny.Space in connection with that Booking. For claims not connected to a specific Booking, our total aggregate liability for all such claims arising in any 12-month period will be limited to EUR 1,000, unless mandatory law requires otherwise.

Nothing in these Terms excludes liability for fraud, intentional misconduct, gross negligence, death or personal injury where such exclusion is not permitted by law, or mandatory consumer rights.

35.Indemnity

To the extent permitted by law, users agree to compensate and protect RentAny.Space from claims, losses, damages, fines, costs and expenses arising from:

  • breach of these Terms;
  • inaccurate Listing or Booking information;
  • unlawful use of a Space;
  • damage or injury caused by the user or their attendees;
  • tax or regulatory non-compliance;
  • violation of third-party rights;
  • off-platform transactions;
  • misuse of personal data;
  • fraud, chargebacks or payment disputes caused by the user.

36.Force majeure

RentAny.Space is not responsible for failure or delay caused by events outside our reasonable control, including natural disasters, war, terrorism, strikes, epidemics, government restrictions, power failures, internet outages, payment provider failures or other force majeure events.

Bookings affected by force majeure may be handled under the applicable Cancellation Policy, Platform policy, mandatory law or a reasonable case-by-case decision.

37.Legal notices

Legal notices from RentAny.Space may be sent to the email address registered in your account and are deemed received when sent, unless mandatory law requires otherwise.

Users are responsible for keeping contact details up to date.

38.Assignment

You may not assign or transfer your rights or obligations under these Terms without our prior written consent.

RentAny.Space may assign these Terms in connection with a merger, acquisition, restructuring, sale of assets, change of legal form or transfer of the Platform.

39.Severability

If any provision of these Terms is found invalid or unenforceable, the remaining provisions remain in force.

The invalid or unenforceable provision will be interpreted as closely as possible to its original purpose, to the extent permitted by law.

40.No waiver

If RentAny.Space does not enforce a provision of these Terms immediately, this does not mean that we waive our right to enforce it later.

41.Entire agreement and order of precedence

These Terms, together with the Privacy Policy, Cookie Notice, Cancellation Policy, Payments Policy and any Booking-Specific Terms, form the entire agreement between RentAny.Space and the user regarding use of the Platform.

In case of conflict, the following order applies:

  • Booking-Specific Terms accepted at checkout;
  • Cancellation Policy;
  • Payments Policy;
  • these Terms;
  • Privacy Policy for data protection information;
  • Cookie Notice for cookies.

42.Survival

Sections relating to payments, fees, taxes, refunds, chargebacks, Security Deposit claims, liability, indemnity, intellectual property, privacy, dispute resolution and governing law survive account closure or termination.

43.Changes to these Terms

RentAny.Space may update these Terms from time to time.

Material changes will be notified where reasonably required, for example by email, account notice or Platform notice.

Continued use of the Platform after the effective date means acceptance of the updated Terms.

For confirmed Bookings, the Terms and policies accepted at the time of Booking will generally apply unless mandatory law or safety requirements require otherwise.

44.Governing law and disputes

These Terms are governed by the laws of Latvia, unless mandatory consumer protection rules require another applicable law.

The parties will first try to resolve disputes informally by contacting [email protected].

Where the user is a business, any dispute arising out of or in connection with these Terms will be submitted to the exclusive jurisdiction of the courts of Latvia.

Where the user is a consumer, the consumer may bring proceedings before the competent courts of Latvia or before the courts of the EU/EEA member state in which the consumer is domiciled, in accordance with mandatory jurisdiction rules. Nothing in this clause deprives a consumer of the protection of the mandatory rules of the country of their habitual residence.

Consumers may also have access to available consumer complaint bodies, alternative dispute resolution (ADR) entities or supervisory authorities where applicable.

45.Language

These Terms may be translated into other languages.

If there is any inconsistency between translations, the English version prevails unless mandatory law requires otherwise.
