How rentany.space works

Short answers to what guests and hosts ask most: booking, paying, VAT, invoices, cancellation, host approval and payouts.

Booking

How do I book a space on rentany.space?
Open the listing, pick the date and the hours or days you need, and go to checkout. Your time slots are held for 15 minutes from the start of checkout, plus 5 more once you reach the payment step. Depending on the listing, the booking is then confirmed immediately or sent to the host for approval.
What is the difference between an instant booking and a booking request?
An instant booking is confirmed the moment your payment succeeds. A booking request is reviewed by the host first: your card is only authorised, not charged, and the host has up to 24 hours to accept (less when the booking starts sooner, so you always hear back in time). If they accept, the card is charged and the booking is confirmed. If they decline or do not answer in time, the hold on your card is released and you pay nothing.
What does “Price on request” mean on a listing?
Some spaces are not booked and paid in one step. On a “Price on request” listing you send the host your dates, group size and a message, and no payment is taken at that point. If the host approves, you receive a link to pay for the booking on rentany.space; if they decline, nothing is charged.
Do I need an account to book?
Yes. Checkout requires a rentany.space account, so that the booking, its payment and the messages about it are tied to you. Creating one takes a minute, and you can do it right before you pay.
Can I talk to the host before I book?
On listings that take enquiries or booking requests, yes: sending one opens a conversation with the host straight away. Ask about equipment, access or timing there; the host’s team replies in Messages, and if you are away, an email tells you a reply is waiting. On an instant booking, the conversation opens once the booking is confirmed.
Does the host see my phone number or email?
The host sees the contact details from your booking, because the booking needs them. Inside the conversation, phone numbers, email addresses and links are hidden for both sides, so everything stays on rentany.space. Door codes and Wi-Fi passwords still come through as written.

Payment

How do I pay for a booking?
You pay by card at checkout. Payments are processed by Stripe, which handles your card details. All prices on rentany.space are in euros (EUR).
Does rentany.space charge guests any fees?
No. rentany.space charges guests no service or booking fee. The price shown on a listing is what the time costs you, and the total at checkout is the sum of the times you chose. Hosts include any setup or cleaning in their prices rather than adding it on top.
Is VAT included in the price?
Yes. Every price shown on rentany.space already includes VAT where the host charges it. If the host is registered for VAT and lists prices without it, VAT at the host’s country rate (21% in Latvia) is built into the prices you see, and checkout only shows that share as its own line.

Invoices

Will I receive an invoice?
Yes. For a paid booking you receive an invoice from the host for the space, with VAT where the host charges it. Enter your company details at checkout to have them issued to your company. The invoices are available as PDFs in your dashboard, and if part of a booking is refunded they are corrected with a credit note.

Cancellation and refunds

What are the cancellation policies?
Each listing states one of three cancellation policies, chosen by the host and shown before you book. Flexible: 100% refund if you cancel at least 24 hours before the start; no refund after that. Moderate: 100% refund if you cancel at least 7 days before the start; 50% refund at least 24 hours before; no refund after that. Strict: 100% refund if you cancel at least 14 days before the start; 50% refund at least 7 days before; no refund after that.
How do I cancel a booking, and how is the refund paid?
Cancel from your bookings page in the dashboard. Before you confirm, rentany.space shows exactly how much of the payment comes back under the listing’s policy, and you can also cancel individual time slots of a booking that has several. The refund goes back to the card you paid with.
What happens to the conversation after the booking?
After the booking ends, you and the host can keep writing for 14 days; then the conversation closes to new messages and stays readable. If the booking is cancelled, the conversation closes straight away but stays readable, with the cancellation and any refund noted in it.

For hosts

How does host approval work?
As a host you choose, with the “Requires approval” setting, whether bookings are confirmed instantly or come to you as requests. A request reaches you by email and in your dashboard, and you have up to 24 hours to accept or decline it (less when the booking starts sooner; the request shows its deadline). The guest’s card is only authorised until you accept, and a request you do not answer in time expires on its own without charging the guest.
Can I ask the guest questions before approving?
Yes. The guest’s enquiry or request is the first message of a conversation, so you can reply with questions before you decide. Anyone on your team can answer, and the guest sees who did. Once your team has answered 5 or more conversations in the last 90 days, your listing shows how quickly you usually reply, for example “Usually replies within an hour”.
What does it cost to list a space?
Listing a space is free. rentany.space keeps a commission of 18% of the booking price by default, deducted before your payout; a different rate may apply under an individual agreement. The commission is already taken off what you receive.
When and how do hosts get paid?
Payouts are made through Stripe Connect to the bank account you connect in your host settings. The money for a booking is released after the booking has taken place, so a cancellation never has to be clawed back from money already paid out. Your legal and invoicing details must be complete before the first payout.
